While inebriated, I did the math and there is 3,500 square feet of roof. I'm sure that's not going to be cheap.

That’s 35square. That’s a lot of roof. That means each side of the roof is 25 ft x70 feet
And that roughly makes your house 5500sqft of living space.
Roughly 9k in material and labor about 12k. Another 1500 for a dumpster.
That’s for 50 yr timberline dimensional shingles. Tile will cost you twice as much.
First round is on me.
 
Definitely don't have that much house, we have a six and a half in 12 roof though, a pretty large patio, and a one and a half car, or two Model T detached garage. No matter what I feel pretty accurate on the tape measure I drugged around the roof. Neither of the roofers asked, just that the estimator would give me a call.
 
Each basic side of the main house is 35 by 40, plus the weird Dormers that are coming out of them, plus the addition, patio, and garage. 12K ouch. Anybody want to buy some old used dirt sickles?

12K for tear off and new 35 year dimensional comp? That is realy not a bad price considering 8K in new material and you get the tear off, thats is a PITA.
 
We'll see what the free estimate is. I'm not into the cheapest price, more than I'm looking for somebody that is going to do it right. There's been a couple guys up there already that it has been really tempting to help them down off the roof without the help of the ladder.

Guess you wouldn't have to worry about your roof after that, the contractor with the broken neck would own it.

That's why they are estimators, not workers.

Broken neck at own risk, "hold harmless clause" it's in the contract of the estimate. But... In CA, there are 300 lawers for each suit.

No son, that’s 9k in material plus another 12k in labor making that 21k. Cheaper if it’s a cape cod, ranch or single level home w/low pitch. But that’s on the very high end. On the low end here in Jersey a roofer will do that house for around 7-9k with a regular dimensional shingle or 3 tab. It’s a very cut throat business here in NJ with millions of Latinos and Polish people scrambling to take work from the other. Same thing happened with my framing company. I was charging around $13 a sqft to frame a house, these guys are charging $3.25 a sqft.
 
my buddy owns a roofing company and he sure is slaying it. Now I know why they always drive lifted trucks with 10k worth of blngy doodads. They're trying to spend those sacks of money on something non taxable. He just built a "work truck" that does a 1/4mi in :11

And when the inspector shows up to see if the framing is toenailed correctly he is a cousin of the worker/owner/company, and looks the other way signing off the job. Yah, that shit happens all the time.

We also frame all of our walls and roof then sheath it.
